In April The Sun Sentinel wrote an article about the Grand Birch, you can find that article here.  Plans were approved on the 300 Block of North Birch Road to build a 22 unit project.  The site is just south of the W Fort Lauderale on the Intracoastal side.  The planned site to build upon is a vacant lot which is just over a half acre in size.  The location of the planned site is on the map below.

The article says that 70% of the bottom floor will be glass.  This will allow you to see through to the Intracoastal from the road, I think that will look amazing.  One person who knows a lot about developing that area of the beach is Par Sanda.  He’s been doing some great work on older hotels in the area.  Essentially updating the fixtures, but keeping the bones and the art deco feel alive in his hotels.  He came out in support of the project.

Everything seemed to be moving along, and then the Sun Sentinel published a second article which said the Grand Birch Project could be delayed due to legal challenges.  You can find the second article here.  In short the lawsuit claims the city is violating it’s own building codes by approving the project.

Whether this building gets under construction or is delayed for some time remains to be seen.  But here is what is known, builders are starting to build again.  Developers are looking for raw land they can break ground on quickly.  There is no shortage of construction groups looking for buildings in poor condition that they can buy and renovate.
